A short-let property needs more than furniture. Guests expect made beds, a working kitchen and easy check-in from the first night.

Prices are starting prices for a full property and exclude VAT. The final price depends on the number of bedrooms and how many guests you plan to sleep. It is fixed on an itemised quote before we start.

What is the difference between a furniture package and an SA package?

A residential furniture package furnishes a home for long-term tenants. An SA package is a complete guest setup: it adds hotel-quality linen, a full kitchen with appliances, smart TV and streaming, smart lock entry, a guest welcome kit and listing photography.

Is linen included?

Yes. SA Starter includes premium linen, and SA Premium and SA Luxury include three hotel-grade linen sets. You can add our Hotel Linen Service, three complete sets per room, to any package for £195 per room.

Are appliances and kitchenware included?

Yes. Every SA package includes a full kitchen with quality appliances. SA Luxury upgrades this to a premium kitchen and dining setup.

Is photography included?

Yes. Every SA package includes professional listing photography. SA Premium adds video, and SA Luxury adds drone photography.

Is the price inclusive of VAT?

No. SA package prices are shown excluding VAT, and VAT is added on your itemised quote.

Does this work for holiday lets too?

Yes. The same packages suit Airbnb, serviced apartments and holiday lets. Tell us how many guests you plan to sleep and we will recommend the right setup.

Does delivery include assembly?

Yes. Delivery, assembly and styling are included in every package, with no additional delivery charges within mainland UK.

How soon can the property be ready?

Most properties are installed within 48 hours of you approving your quote. The installation itself is usually completed in a single day. If you have a fixed deadline, put it in the quote form and we will confirm whether we can meet it.

Can items be changed?

Yes. Every package can be tailored. We can swap, upgrade or remove items to suit the property and your tenants, and the changes are shown on your quote before you approve it.

What happens if an item is damaged or needs replacing?

Anything damaged during delivery or installation is replaced at no cost. For wear and tear later on, our Refresh Service covers item replacement, a deep clean and re-styling between tenancies, priced on request.
