Ordering, delivery and replacements

How an HMO order works.

Ordering
Minimum three rooms

Send us the number of rooms and your completion date. We reply with a fixed, itemised quote. Nothing is ordered until you approve it.

Delivery
Delivered and installed

Delivery, assembly and installation are included, with no extra delivery charge within mainland UK. Most installs are completed within 48 hours of approval. You do not need to be there.

Aftercare
Replacements between tenancies

Anything damaged on delivery is replaced free. Between tenancies, our Refresh Service replaces worn items and re-styles rooms, priced on request.

What exactly is included in an HMO room pack?

The Basic Room Pack includes a bed frame and sprung mattress, pillow and mattress protectors, a wardrobe, a chest of drawers, a desk and ergonomic chair, curtains or blackout blinds, and a bedside table and lamp. The Premium Room Pack adds a premium bed and mattress, a smart TV and TV unit, artwork and soft furnishings, USB charging sockets and, for en-suite rooms, a mini fridge.

How much does it cost to furnish an HMO?

Bedroom packs start at £495 per room (Basic) or £795 per room (Premium), and the Communal Pack starts at £1,295 per property. A three-room HMO with Basic rooms and a Communal Pack therefore starts from £2,780. Your final price is fixed on an itemised quote.

Is there a minimum order?

Yes. HMO orders start at three rooms.

Are appliances and kitchenware included?

Kitchen essentials and appliances for the shared kitchen are part of the Communal Pack. Bedroom packs cover the bedroom only.

Is the price inclusive of VAT?

VAT is shown separately on your itemised quote, so you can see the full cost before you approve it.

Does delivery include assembly?

Yes. Delivery, assembly and styling are included in every package, with no additional delivery charges within mainland UK.

How soon can the property be ready?

Most properties are installed within 48 hours of you approving your quote. The installation itself is usually completed in a single day. If you have a fixed deadline, put it in the quote form and we will confirm whether we can meet it.

Can items be changed?

Yes. Every package can be tailored. We can swap, upgrade or remove items to suit the property and your tenants, and the changes are shown on your quote before you approve it.

Do I need to attend?

No. Many clients simply hand us the keys. We deliver, assemble and style everything, then send you a photographic handover report the same day.

What happens if an item is damaged or needs replacing?

Anything damaged during delivery or installation is replaced at no cost. For wear and tear later on, our Refresh Service covers item replacement, a deep clean and re-styling between tenancies, priced on request.
